I don't get the flooding risk. I worked across the road from the ground at Hickson chemicals up to retirement. A large part of the site is sandwiched between the river and the canal and it never flooded once. Any one who has visited the Jungle can't help but notice all the new homes that have been built less than 100 metres from the ground on School street and hundreds of luxury houses have been built almost right up to the rivers edge nearby so why is the ground development a flood risk when the houses got PP?

Well it won’t happen overnight but on the proviso that the Axiom site also gets the thumbs up then it won’t be as long as many on here are thinking. The delay has meant a couple of companies have looked elsewhere but i know there are other interested parties in the development and Axiom are very keen to get it started. And they can’t start it until the money for Wheldon Road is transferred, same as was the case for us. So once PP is approved on both sites then i expect things to start moving quite quickly. I am told Cas have already held talks with other sports clubs to move out for a year whilst the build happens which will likely speed up build time. Time will tell.

Basically WR is in Flood Zone 3, contructing anything these days in here is hard and needs more robust mitigation than citing atmosphere and fan zones. This may have been discussed with the EA but when I've tried to reason with them in the past they are often black and white and very risk averse, even when presented with evidence that would show how a development mitigate any potential flooding issues by raising levels and providing compensatory storage.

They need to hit that minimum criteria in "Plan B" as they leave some serious points on the table with that.


Actually I did them a disservice. They get average crowds over 7500 so get an extra half point pushing them to about 10.
Still need to do the ground improvements but if they do it'll push them up to or past us.

Well whatever they discussed it didn't work! Time wise they are probably screwed now to be honest.
