Stadium Redevelopment Update – Delivery Plan Submitted
6TH JUNE 2022
Wakefield Trinity are delighted to announce a further significant milestone in their plans to redevelop the Be Well Support Stadium at Belle Vue.

Following the signing of the S106 agreement in March 2022, the club, together with their advisors, have been working on a detailed Delivery Plan. This plan covers the detail of design, costings, funding and build timetable and is required to be submitted to Wakefield Council under the terms of the S106 agreement.

Despite the significant challengers presented by the effects of Brexit, pandemic and the ongoing conflict in Ukraine which have resulted in spiralling inflation in many of the commodities required to achieve the redevelopment, we are pleased to announce that, working closely with our proposed main contractor, Morgan Sindall Construction, we submitted the delivery Plan just ahead of the Jubilee Bank Holiday weekend. We now look forward to approval of the Plan by Wakefield Council in time for demolition and construction to start after the home game against wigan on 3 July 2022.

This is fantastic news for the club and the fans.
3rd July is almost here and although there may be some emotional scenes when the East Stand gets demilished, it's long, long, long overdue.

Exciting times for all involved :thumb:

Chairman John Minards said

“I am personally thrilled that we have reached this important stage in our plans. Michael and I would like to thank all those who have worked so hard to help us reach this point. These include director Rodger Lambert as well as advisors; Turner and Townsend, Addleshaw Goddard, AFL Architects, Nolans, CPH, Pegasus Group and the club’s legal advisors Williams & Co.”

Don't think any clubs share their gym facilities with the general public but may be wrong. However, a gym at a ground totally for use by the public is unusual and very welcome. I'm not sure how it will be run or what the pricing structure will be but I suspect it helps justify the Council's financial involvement both now and in the future.

Not sure if it's relevant or not but Barnsley FC had an indoor pitch built at a cost of £2.5 million, not sure who has one now but at the time the only other club in the world what had one was FC Barcelona (just thought I'd get that in for redcat) anyway the club rent out the facilities to the public you can only imagine that would be for financial reasons, and used only when the club aren't using them.

Can't quite make it out of my phone, but the planning permission will have conditions attached, and it looks like we've tried discharging one of them, Sports England have 3 weeks to respond to the document submitted.

Re: All Things New Stadium : Fri Jun 17, 2022 8:46 pm
This letter of support from ARTS CULTURE AND LEISURE CONSULTATION RESPONSE arrived on the planning portal today (17th June)

Eaglestone, Michael
Subject: FW: Trinity Comm agreement

From: Russell, Julie <jrussell@wakefield.gov.uk>
Sent: 16 June 2022 18:26

To: Heaton, Paul <paulheaton@wakefield.gov.uk>; Eaglestone, Michael <meaglestone@wakefield.gov.uk> Cc: Lynam, Mark <mlynam@wakefield.gov.uk>; Romic, Mika <MRomic@wakefield.gov.uk>
Subject: Trinity Comm agreement

Dear all,
In response to the Trinity application and community access agreement I have the following supportive comments, if your agreeable I will issue these to the planning email address too:
The community access agreement has been developed over a number of months, and the club has engaged the Council’s relevant officer’s in the process.
The community access agreement clearly defines a baseline, and ambition to increase the hours of usage on the site from a range of ‘professional’ club teams, and wider community and foundation users. This is then articulated into a value back to the community which is a positive figure.

The hours of usage have then be fleshed out, with a clear appendix of the breadth of teams and users, allowing both unique users per year and the total touch points to be estimated appropriately, and transparently.
The ambitions, and approach to usage appear in keeping with the nature and type of the facilities, and the club has engaged the relevant governing body and partners in discussions to develop the usage approach. This should mean the targets are ambitious but not too ambitious or unaffordable.
The approach to pricing policy, and wider equalities strands looks positive to ensure that the offer welcomes and supports participants and users of all age, gender, faith and no faith, disability and neuro disability.
The approach with a review committee, in which the WMDC is represented is supported and a positive approach to supporting the investment to make a difference to the community of Wakefield District.

Physical activity levels in the district remain low and any developments which aim to improve access and increase physical activity are supported by the Council.
This development will support the overall ambitions of the district playing pitch strategy and health and wellbeing strategy.
Thanks J
Julie Russell

Re: All Things New Stadium : Tue Jun 28, 2022 1:39 pm
I’ve heard recently that the original plans for the new stand had been amended, but I’ve not seen any amendments plan on the portal as yet.
However I’ve noticed recent documents including this WAKEFIELD TRINITY - DELIVERY REPORT
Very interesting read, and shows the club is contributing £1.8 million towards the redevelopment. I say well done MC,JM and whoever else has managed this.
As I’ve stated, this is a tiny section of the document, plenty of information regarding redevelopment.

The Project will be funded (in majority part) by a S106 contribution and further grant funding from Wakefield Council via its Sports Resilience Fund
together with private funds from Spirit of 1873 Ltd.

Section 106 Agreement. Agreement
£8,800,000
Wakefield Council Sports Resilience Fund £2,000,000
Spirit of 1873 Ltd £1,800,000
Total £12,600,000

Construction Programme
Morgan Sindall have prepared the programme for the project, and this is included in Appendix E. Construction commences with enabling works on 4th July 2022 with construction completion in July 2023.
The project is following the advice set out in the Sports Ground Safety Authority Green Guide and thus practical completion will be latest 13th
October 2023 following the testing and certification required.

I'm guessing that is the pitch, roof on old clubhouse and the floodlights and maybe a few smaller items. So some of that has already been spent with only the pitch to pay for. Might be wrong.

I hope we haven't paid for it all yet. Paying that much up front before a spade has been picked up is not good.
Do you mean 'allocated' when you say spent?

No I mean we've paid for the floodlights and the roof repairs to the clubhouse already. What amount that is I don't know but I'd guess 500k. The pitch and the lights were not part of the 106 but are part of the re-development, hence their inclusion. Both had to be done regardless as far as I'm aware, so there was no need to wait, the pitch didn't..
