Who would not listen. I think you are mistaking me with Mr Harold Stephens, HM Planning Inspector who recommended that the Sectetary of State grant consent.

Of course it was all about warehouses, it's the warehouses that will pay for a stadium or a redeveloped Belle Vue. No warehouses or development, no stadium or BV. How did you think the stadium was to be paid for.

Where would you put development to creat jobs. You can only put it where there is land suitable for development close to infrastructure and Newmarket fitted the bill, stadium or no stadium, and that is what 2 members of HM Planning Inspectorate thought.

I appreciate your honesty on being a NIMBY but the fact is that the Newmarket Colliery site was always going to be designated for development sooner rather that later irrespective of whether there is a stadium or not.

Not sure what you're saying about Jobs. When all the land is developed there will be hundreds of jobs, you seem to be talking about the one building that is currently being built, the NewCold. Do you think the rest won't be developed?

I know people that travel from all over Wakefield to work on the 41 industrial Estate, so again not sure what you're saying with 'were everyone as to travel to the site'.

I live close to the develpoment and I hope it does gets built, stadium or not.

What they needed was a level and you were it
What you keep avoiding is , was you told during the PI that there was no promise of a stadium ? Please answer

There was not enough in to build a stadium even if you built everything,
Again if it was always going to be why did YCP need to build a stadium?
Ask yourself why did YCP agree to every little detail during the PI ? Because they know it was never happening .

My gut feeling is no it won't , give it 2 years or so and they will go for change of use and along will come housing ,that's were the money is.

I guess you have been looking at the Jones LangLaSalle appraisal and the bottom line for profit.

Have a look further and you may find where they have put in a substantial contribution to the stadium.

Truth is if the warehouses weren't part of the proposals the objectors wouldn't be able to hide behind them in their objection.

I suppose while the land was in the process of being transferred YC needed the stadium aspect as a tool to sweeten the deal, but I do agree in believing they never had any intention of fulfilling the agreement.

Because the site is greater than just the B8 industrial land. The plans include the hotel, restaurant and smaller units, all of which were on GB land. The B8 land, which would include the NC site was coming out of GB in any case.

And 20 jobs, seriously? I think you need to get a new informant because there are a few more than than from my knowledge. Regardless, there will be substantial numbers by the time the whole thing is completed.

You accuse us of being selfish. We are working to preserve an institution that has put Wakefield on the map, been watched by tens of thousands live (thousands these days), and provides the hub for professional sport, sporting education, sporting community activities and provides role models for young people across the district. I think you will find that it is not us who are selfish - I have nothing to gain from all of this, just pride in my club, my City and my own efforts to promote it! I suggest you care nothing but for the price of your house - and for that, there is nothing we could have done which would have prevented what you now have.
