The other way of looking at that statement is that the RFL's conflict of interest is alive & well, but in a positive way for the Bulls this time.

Irrelevant, as that does not belong to the Bulls. In any case just because the RFL paid £1.25m does not mean it is worth that now. It is only worth whatever someone is prepared to pay and that would depend on planning permission to develop the area.

It cannot possibly be worth that much just to be a home for the Bulls.

You seem to be operating at the comprehension level of the average turnip, so i'll make this my last attempt to help you:

The lease, at this moment in time, is THE MOST RELEVANT thing. This is because the only bidder in town wants it off the RFL. If a deal is done then we have a club. If not then it's liquidation.

If you can't understand that, then ask somebody else.
