How i understood it all, and i'm no expert, is that the recent problems with Hicksons was that it has been used to store chemicals as opposed to producing them. Maybe someone like Delboy could tell us more on that one since knows a thing or two about that place iirc. I think the old issue with Hicksons and the surrounding areas was the blast zone etc and the production of chemicals where more recently it's been storage of chemicals. The license has now expired and they are not getting a new one, so no more storage of chemicals and so the place isn't so much a danger any more. The Hicksons site itself would obviously have lots of work on it to clean it up but this wouldn't stop the surrounding areas in any way from developing, it would just mean the Hickson site will be a little behind everything else. So for us, basically that means we can sell our ground and the developers can get on doing whatever it is they want to do with Wheldon road.
That's how i've understood what little i have read on it all.
