I'm not writing it off, and I take your point that big business doesn't chuck money around unless there is a real chance of a good return. I would assume that if access was an insurmountable problem you wouldn't have got this far with the sale. All I would say is that from the experience Trinity have had I would bet that you if think access may be a problem, it won't be - but something else will sneak up behind you and try to pull the rug out from under you!I was actually looking at access from the supermarkets point of view, not the residents (although I'm sure the supermarket would have a deep and heartfelt concern for any inconvenience they may cause the neighbours - Ha!). If its too hard to get to, customers will go elsewhere. Thats why I don't believe it will be a problem - you'ld still be trying to get any interest in the land.
