The £11.5m figure is in estimated figure based on Chesterfield's stadium which is a 10,000 capacity all-seater (albeit would be increased with standing areas).
Your estimated figure of the sale of WR is well out. Wakefield sold Belle Vue for £3m and they do not have the space nor the location that we have (the training pitch, car park and also the ground and ancillary facilities itself). That should give you a bit of guidance to what The Jungle could be worth. From a personal view, I expect The Jungle to sell (if not sold already) for a minimum of £4m, however, the club will have a better idea. Obviously, if the financial climate was better that figure could be higher (and that is one potential factor as to why the stadium probably hasn't been built before along with the Chemical licence at Hicksons).
If we take my hypothetical figure of £4m, plus £2m from both the Council and as I've said, Waystone have increased their initial base funding of £1m - how much no one knows - that makes £7m+ sorted already. That's without the lettable space, Club Fifty, fan contributions and any other investments in the stadium itself from commercial partners.
The finance is available and I'm sure the club will exhaust every possible opportunity that comes their way but I - and many other people - have every confidence it will be built.
And to tag on, regarding your emails, perseverence is the key.
